Description

**We normally do short term renting. If you are interested in booking a stay 2 weeks or longer, we require a minimum of 1x MID-STAY CLEAN, with or without laundry service, at $50/hr. This will need to be factored into your booking rate.**

This is the historic Leibhardt church converted into a cozy and chic home with an in-ground pool and hot tub. It used to be a Christmas tree farm back in the day! Now it sits on a quiet street with a lovely, breezy yard full of trees to look up at from the swimming pool lounge area.

A fully renovated kitchen is available to use with a dishwasher, full sized fridge, and stove/oven. Plenty of wine glasses for your group as you sit out in the sun room, an expansive lounge area with massive windows.

Inside the quaint living space is a full sized dining table to enjoy meals with your group. Upstairs is a lofted bedroom (does not have a door) with a cozy queen sized bed. Downstairs is the second bedroom with a very large closet and another queen bed. There is one small TV in the Living Area, a wood stove, a grill, and a propane fireplace!

Note: the four seasons sun room is cold in the winter - a wood stove and mini split heating unit are in the room, but if temperatures are below freezing, it will be unlikely to reach normal heat levels.

*The pool is available now to Labor Day weekend.*

Notes

*POOL NOTE: The pool is open for the season!

*There is no washer/dryer at this home. The nearest laundromat is 22 minutes away by car.

*Ticks/bugs are a regular part of Upstate NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.

*This house does NOT currently have a back-up generator.

*Due to risk of fire, please do not charge your electric car on the property.

No smoking in or on the property.
No parties or extra guests outside the maximum occupancy allowed on the listing.
No loud music after 9pm.
No weapons.

Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay.

Space

BEDROOMS:
- 1 Queen Bedroom on main floor with Large Closet
- 1 Queen Lofted Bedroom (not enclosed) which overlooks the living/dining area

SUN ROOM:
- Lounge sun room filled with light because it is entirely glass walled. Great for playing games or just reading a book. Small dining table for 4, hammock, chaise lounge, and wall-mounted AC/heat.

LIVING ROOM/DINING ROOM:
- Roku TV and record player in the sitting area
