Chef’s kitchen with large dining room table is available for family feasts and romantic dinners alike. The kitchen features ample counter space, dishwasher and modern stainless steel appliances, and is stocked with all the cookware you will need.

LIVING SPACE
The wood-burning stove and oversized sectional couch are ideal for enjoying time with your guests or stretching out with a book by the fire. Sonos speakers throughout the house make it easy to play some tunes or watch a movie.

OUTDOOR SPACE:
- Wrap-around deck with outdoor dining tables, outdoor couch, charcoal BBQ, a hot tub and a spacious backyard, all with views of the majestic Catskills.

SLEEPING SPACE
Bedrooms include:
- Primary Bedroom: Queen bed + ensuite bathroom featuring double vanity, clawfoot soaking tub and shower
- Guest Room 1: Queen bed
- Guest Room 2: Double bed
- Guest Room 3: Single bed

There is an additional guest bathroom with a shower and washer and dryer for your convenience.

Located 12 mins to Saugerties, 15 mins to Woodstock, and 25 mins to Kingston, it’s wonderfully situated for exploration. Skiing: 30 minutes to Hunter & 40 minutes to Windham.

You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.

With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Tents, yurts, and other camping equipment are prohibited

*If you would like to bring a dog, you *must* add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). Sorry, we do not allow cats. Please abide by our pet rules.

*Ticks/bugs are a regular part of Upstate NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.

*There is no backup generator at this property.

*The house is equipped with 4x Netgear Orbi access points to provide FULL wifi coverage of the house.

*Due to the risk of fire, please do not charge your electric car on the property.
